ADMINISTRATIVE
- Management report prior to each Board meeting
- Attend Board and Annual Meetings
- Maintain a current roster of homeowners and tenants
- Maintain current Association records and files in good order
- Coordinate insurance coverage and renewals
- Administration of sales, (resale certificates, lender questionnaires)
GOVERNANCE
- Assist with development of consistent policies and procedures
- Assist with enforcement of governing documents and house rules
- Prepare notices and correspondence on behalf of Board
FINANCIAL MANAGEMENT

Collect Association assessments and pay bills

Send late notices and assist with delinquency collections

Provide timely, accurate and easy to read monthly financial statements

Reconcile bank statements

Online Board approval of invoices

Coordinate with CPA and assist with annual IRS tax return and audit
SITE MANAGEMENT
- Periodic site inspections
- Maintenance of common areas consistent with Board standards
- Negotiate and monitor maintenance & service contracts
- Collect and evaluate bids for maintenance projects
- Communicate with homeowners about maintenance projects
INFORMATION MANAGEMENT
- Architectural request and approval history for each unit
- Work order history for each unit
- History of policies passed by Association (Recommend Book of Resolutions)
- House rules violation history for each unit
- Major maintenance history for the property
STRATEGIC PLANNING
- Annual Planning with Board of Directors
- Arrange and facilitate reserve study
- Assist with preparation of annual budget
- Assist with risk management planning
COMMUNITY RELATIONS
- Welcome packages
- Community website
- Newsletters and Surveys
- Homeowner education
- Cordial, professional customer service
